Brick by Brick, the development company owned by Croydon council, are planning to build three blocks of flats just off the Crystal Palace Triangle.
And they are certain to get planning permission for all three developments on Bedwardine Road – as Croydon council’s Labour-dominated planning committee have yet to refuse ANY Brick by Brick application.
The plan is to demolish garages on three different parts of the Westow park side of Bedwardine Road. The proposal for site A (please see map below) is to build one three-storey building which would consist of three two-bed flats, as well as two one-story mews flats.
The proposal for both site B and site C is to build a four-storey building, one on each site, which would consist of four two-bedroom flats and four one-bedroom flats.

Brick by Brick developments are currently being built on Auckland Rise / Church Road, Upper Norwood and opposite the Beulah Spa on the corner of Beulah Hill and Harold Road.

How can I find out if a site near to me is affected?
In most cases, if you live within circa 50 metres of a site, you will be notified initially by a letter from Brick by Brick. However, for the estates where a wider study is taking place Brick by Brick will write to all properties within the estate. If you have already decided to build on these sites, what input can I have?
The council has identified council-owned sites across the borough, where new homes could be built. The sites will be transferred to and developed by Brick by Brick. However, each development is subject to securing planning permission.
Who is Brick by Brick?
Brick by Brick is a multi-award winning development company working on around 2000 well-designed new homes on multiple sites throughout the borough.
To achieve Croydon’s goal of 1,000 high quality new homes across the borough by 2019, the council has set up its own development company, Brick by Brick. Brick by Brick is a private, independent company, with the council acting as sole shareholder; this means that Croydon council owns Brick by Brick.
It also means that the full value of development growth is kept in the borough – whether it be in the form of additional affordable housing, physical improvements in the local centres or dividend return to the council to fund council services.
Brick by Brick aims to deliver high quality, new, residential-led development on a range of sites across the borough. As well as being able to make sure that the borough fully benefits from increased land value and development returns, Brick by Brick will be able to deliver directly and act quickly to new opportunities in the market place.
So far, planning has been granted for around 40 sites throughout the borough, and work for the first new homes has begun. You can see the sites where new developments have been proposed in the sites section of this website.
New Homes in Croydon
Croydon is experiencing a housing crisis, with a rising population and a shortage of new homes. In order to address this shortage, Croydon Council has set up a development company called ‘Brick by Brick’.
Brick by Brick are working to build new homes, both private and affordable to buy and rent, for Croydon residents. They have identified several sites across the borough where these new homes could be built.
This website has been set up to provide residents and local businesses with information about each of the proposed developments and to give them an opportunity to respond to the proposals.
